How is a luxury property in Rome valued, and why are OMI figures not enough?

It is valued by cross-checking the three methods in the Italian Banking Association (ABI) guidelines, fifth edition, December 2024: market comparison with recent comparable sales, the income (financial) method and the cost method. The OMI quotations from the Revenue Agency are not enough: they are minimum and maximum ranges in euro per square metre by zone, updated every six months and referring to ordinary properties, so they exclude homes of particular prestige. The Agency also states that they do not replace an appraisal of the individual property. Floor, exposure, finishes and the condition of the building affect value even within the same zone. Our guide to valuing a luxury property in Rome sets out the method.
