Rome’s villas cluster in three areas: the consortium-managed residential districts of Casal Palocco, AXA and Olgiata, the Appia Antica and the period villini between Pinciano and Parioli. On the Appia Antica plots are large and works need the park authority’s approval. According to the large portals, the market average in the consortium districts, across all property types in each zone, ranges from about €2,300 to €2,850 per square metre. Villas and premium properties can exceed it by far, reaching over €10,000 per square metre. A villa’s value depends on the plot and the restrictions and is assessed property by property.
