Post gathers, bills fall due, the building meets, a tap drips. Small things, and every one of them far away. Under Home Care none of them ever reaches you unresolved. We watch the home, handle its affairs, and document what we do, in English and in Italian.
One named manager is responsible for your home, and one number reaches them. Around that promise the service stands on four pillars: the visit, the administration, repairs and emergencies, and the way care begins.
Three levels of care cover homes that are used a few weeks a year and homes that are almost never empty. We will always recommend the one that fits, including the smaller one.
The arrangement that works, until the day it does not.
Most owners of a second home in Rome have an arrangement rather than a service. A neighbour with a set of keys. A cleaner who lets the plumber in. A lawyer, a cousin, a friend of the family who has done it for years out of kindness. It costs almost nothing and it works, until that person moves, retires, or simply stops answering. Then something happens in Rome on a Tuesday morning and there is nobody to go.
The keyholder who leaves
Goodwill is not a service, and it cannot be replaced at short notice. Everything that person carried in their head leaves with them: which plumber, which meter, which neighbour to call.
The alarm that rings to nobody
An alarm that calls a telephone in another country is a sound, not a response. Somebody has to be able to reach the door, look, and tell you what they found.
Deadlines in a language you do not read
IMU falls in June and December, TARI on the instalments the comune sets, the condominium asks when it asks. A date missed in Italy is a penalty, not a reminder.
A meeting you cannot attend
The assembly decides the roof, the lift and the facade, and it decides without you unless somebody is in the room holding your written instructions.
Staff you cannot supervise
A cleaner, a gardener, a technician: all of them working in an empty house, all of them judged on a photograph nobody ever takes.
A house that shows it was empty
Closed shutters, still air, a boiler unused since spring. Homes that rest without attention do not wait quietly; they need somebody to open them regularly.

A short photo report reaches your phone the same day, so the visit is not something you have to take on trust.
A visit can be a security and condition check of the whole apartment. It can be preparation before you arrive: aired, cleaned, set to your temperature. It can be closing the house after you leave, receiving a delivery or a piece of furniture, or standing beside a technician while work is done.
When a supplier offers only a four hour window, that morning becomes ours and not yours. We book the first slot, do the waiting, and receive the work.
When you are living in the home, scheduled checks pause and we simply remain on call.
Done properly, it is invisible.
Missed once, it is a fine, a lapse, an evening lost to a call centre.
Utilities go on a payment calendar and are settled from a small expense account that is reconciled every month. IMU is computed by our accountants and paid on the June and December deadlines; TARI on the instalments the comune sets. Every euro is documented in one English statement each month, with the receipts attached.
Insurance renewals are watched and quotes compared. If a claim ever comes, our dated photo reports are ready evidence: we open the claim, host the adjuster at the apartment, and follow it through to payment.
Condominium fees are settled on time and the administrator is handled by us. Meetings are attended on your behalf with your written instructions, and the minutes reach you in English within two days.
Tax advice stays with your commercialista. We execute and we document. When a matter needs more than maintenance we bring the right people, an architect, a geometra, a lawyer, an insurance broker, at their own rates and coordinated by us.
No tradesman alone, ever.
The moment that decides trust is the moment a stranger must enter.
Under Home Care no stranger ever enters alone. We open, we stay, we close.
A fault is assessed the same working day. For substantial work, several quotes are requested from contractors we have used before, so the price you approve has been tested. Nothing proceeds without your written yes; on the fuller plans a standing ceiling agreed with you lets us act at once below it. We open the house, stay through the work, check the result against the quote, and photograph everything before and after. Every movement of your keys is logged.
Water, gas, electricity, locks or the alarm: the line answers, we attend and stabilise first, and inform you in parallel.
After a second call for the same fault, the repair itself is scheduled. We do not treat the same symptom twice.
What Home Care is not
Home Care is not a security or surveillance service, and it is not insurance. We hold keys, we attend, we document, and we keep the home in the condition you left it in. We cannot guarantee a house against burglary, against weather, or against a fault that was already there before we arrived.
What we can do is be the first through the door, and hand your insurer the dated photographic record that most claims never have.
Discretion, in practice
Only vetted, long standing people enter your home. The photo survey taken at the setup visit becomes the home’s baseline and a private inventory of what is in it, kept for you alone and shown to nobody else. A confidentiality clause is part of the mandate itself, not an assurance given verbally.

Everything administrative moves to us: utilities, IMU and TARI, insurance, the condominium, a monthly statement in English, and an answer the same working day. What you buy at this level is the administration and the response, not more time at the apartment.

The fullest attendance, a line that answers at any hour of any day, a preventive maintenance calendar, preparation before every arrival, and a manager who reviews the home with you each quarter.
An additional visit costs the same on every plan, so moving up a level simply to gain one more visit is rarely the right answer. We say so before you choose.
