Forte dei Marmi became the most expensive seaside resort in Italy by real estate value. Among the Italian ski resorts, the most expensive is Madonna di Campiglio.

The Italian National Tourist Real Estate Observatory, in conjunction with the Nomisma statistical agency, analysed property sales and rentals in Italy for the first 7 months of 2022. Analysis was based on the data of 141 seaside and 76 mountain resorts.

Top 7 resorts based on the cost per square metre were:

  1. Madonna di Campiglio, Trentino (ski) — €15,000 /m²
  2. Forte Dei Marmi, Tuscany (seaside) — €14,000 /m²
  3. Capri, Campania (seaside) — €14,000 /m²
  4. Cortina d’Ampezzo, Veneto (ski) — €13 500 /m²
  5. Santa Margherita Ligure, Liguria (seaside) — €13,000 /m²
  6. Courmayeur, Valle d’Aosta (ski) — €11 000 /m²
  7. Positano, Campania (seaside) — €11,000 /m²

In terms of overall transaction volume, property sales in Italian tourist resorts in 2021 were significantly up versus 2020 (+41%) and the average price per square meter reached €2,550 (+3.2%).

The main trend: “Clients now prefer apartments in modern residential complexes, with pools, instead of historical buildings.”
