Parioli is Rome’s benchmark aristocratic and diplomatic address. The district’s low-rise, green streetscape and its concentration of foreign embassies have made it the standard reference point for buyers who want established prestige over central-Rome density. As of June 2026, Parioli’s median asking price stood at roughly EUR 6,440 per square metre, up 10.3% year-on-year, the sharpest rise of the four districts covered here. Municipio II, the wider administrative zone that includes Parioli, Flaminio and Salario, recorded Rome’s highest average taxable income at EUR 43,062, a figure that reflects the concentration of high-net-worth residents in the area. Prati: Vatican-Adjacent Prestige for Professionals

Its grid-planned streets and neoclassical apartment blocks, built from 1883 onward, suit residents who want an elegant, walkable, institutional setting more than villa-style seclusion. Prati was priced at roughly EUR 6,317 per square metre as of June 2026, up 4.5% year-on-year, putting it just behind Parioli on pure price.
Centro Storico and the Tridente: Rome’s Trophy Market
Centro Storico, including the Tridente around Piazza del Popolo, was priced at roughly EUR 7,722 per square metre as of June 2026, up 2.3% year-on-year, and remains among the highest per-square-metre prices in the city. This is Rome’s trophy-property tier: heritage-protected palazzi, monument-grade addresses and the international retail corridor that runs through the historic core. Buyers here are typically purchasing scarcity and permanence as much as square metres, and renovation is slower and more tightly controlled than anywhere else in the city.

Trastevere: Authentic Character for a Different Kind of Buyer
Trastevere is the surprise on price: as of June 2026 it commanded the highest median asking price of the four districts, at roughly EUR 7,766 per square metre, up 0.9% year-on-year, edging out even Centro Storico. Its small, dense historic core and limited housing stock keep per-square-metre prices high, even though the district carries none of the embassy-driven or Vatican-adjacent formality that defines Parioli and Prati. Its buyer and resident profile still skews toward creatives, freelancers and international residents who want an authentic, village-like setting in central Rome rather than an aristocratic or diplomatic address. Price and prestige-positioning are not the same thing in Rome, and Trastevere is the clearest proof of it.
