Short-term rental rules change the purchase price because the apartment is not simply beds times nightly rate. Before offering, check condominium restrictions, local and regional filings, CIN/BDSR readiness, safety requirements, guest reporting and tax. The CIN obligation applies from 1 January 2025, and the BDSR process requires local or regional compliance first. Guests must be reported to the Questura through Alloggiati within 24 hours.
