Yes, if the parties agree and the agent signs the agreement. By default (Civil Code art. 1755) both sides owe the commission, but that rule applies only when nothing else is agreed. The parties can agree that only one of them bears the whole fee. Put it in writing before the purchase proposal: who pays, what percentage and at which moment. Check the final figure including VAT.
